Payment

A 50% minimum down payment is due at the time of booking. Your balance is due 30 days prior to your check in. Any reservation made within 30 days of check-in date must be paid in full at booking.

Cancellations

Cancellations are allowed up to 30 days prior to check-in, with a full refund, less a $100 refund processing fee. Any cancellations within 30 days of check-in are non-refundable.

Travel Insurance

We cannot stress enough the importance of purchasing travel insurance.  Our cancellation policy is firm regardless of your reason for cancelation. We do not refund due to weather, hurricane, illness, Covid, etc… Because of our strict policy, we highly recommend purchasing travel insurance. Below are the two companies we recommend.

Responsibility of Guests

Guest is responsible for the contents of the property and themselves during their stay. Guest agrees to leave the property as they found it, which includes not moving furniture or taking any detached items (beach chairs, carts, towels, etc..) with them upon departure. Guests must ensure the property is securely locked at all times when they are not at the property.  

Damages

Included with your reservation is coverage for up to $250 in ACCIDENTAL damages, IF they are reported prior to check-out.  Upon inspection of the unit after check-out, if a manager finds unreported damage, an abnormally dirty unit or damages that result in more than $250 of repairs, the guest will be charged an additional amount to cover these costs. By signing our agreement, the guest acknowledges they will be liable for these charges and will ensure a valid credit card is attached to the reservation to cover such charges.

Condo Rules

  1. SMOKING:  NO SMOKING IS ALLOWED IN THE UNIT OR ON THE BALCONY.  Any evidence of smoking will result in eviction and a $250 charge to your credit card on file.

  2. PET POLICY:  This is a NO PETS ALLOWED UNIT. Any evidence of pets in or near the unit will result in eviction and an additional $250 charge. We appreciate you respecting this rule.

  3. AGE REQUIREMENTS: Renters must be at least 25 years old. We occasionally allow guests from 21-25 years old but must have a valid driver’s license on file as well as an additional refundable deposit. If you would like to book and you are between the ages of 21-24, please contact our office for more details.

  4. AIR CONDITIONING: We pride ourselves on keeping our properties in excellent and clean conditions for our guests. To ensure this continues, please keep balcony and exterior doors closed at all times. This helps protect the integrity of the AC by not allowing outside elements inside. Thank you!

  5. FORGOTTEN ITEMS:  Please thoroughly check the unit for your belongings before checking out. Although we are not responsible for items left behind, please notify us immediately if you left an item and we will do our best to recover it and arrange shipping with you.

  6. COMPLEX RULES:  Please be a courteous guest to our neighbors by limiting noise and unruly behavior. We reserve the right to enter the unit for a safety check if we receive notification from the HOA or neighbors that condo rules are being broken.

  7. WEAPONS: Weapons are not allowed at any of our properties.

  8. BEACH TOWELS: Please do not hang beach towels on the balcony or patio railings. This is an HOA violation.

  9. CHECK-IN/OUT TIMES:  We ask that you respect our 4 pm check-in time and our 10 am check-out time. We promise to contact you as soon as the unit is ready for you!  If you do arrive before your unit is ready, you are welcome to park at the complex and explore the area!

    If you would like to request an early check-in or late check out, please call our office with your request.  If we are able to accommodate you, there may be extra fees charged.  

  10. CHECK-OUT PROCEDURES: 
  • Take all trash to complex dumpster or trash chute
  • Leave dirty towels in the bathroom (no need to start a load of laundry – our cleaner brings fresh clean towels for each stay).
  • Set thermostat to 75 degrees
  • Make sure pool key and armbands (if applicable) are in the unit when you leave
  • Leave parking pass (if applicable) on the kitchen counter
  • Load used dishes in the dishwasher and start cycle
  • Send a text to 850-714-7288 and just put ‘checking out (unit name or unit number) when you vacate the unit.

Acknowledgements

  1. Guest acknowledges that in the nature of a vacation rental, occasionally unforeseen failures of appliances or utilities such as electricity, water, cable or internet will occur. Manager will make all attempts to rectify such failures in a timely manner.  Guest acknowledges, as these circumstances are out of the managers’ control, refunds or rate adjustments will not be given.  In the event the situation can not be rectified in a timely manner, the manager will make all attempts to move guests to comparable accommodations (comparable as in the sleeping capacity is the same as the original reservation).

  2. Housekeeping: You will arrive to a unit that has been thoroughly cleaned to quality standards.  In the event you notice any issues with the cleanliness of the condo or home you have rented, please notify us. We will make all efforts to correct any oversights in a timely manner.

  3. Guest acknowledges that by signing this agreement, they are the reservation holder and will be one of the guests staying at the property. This reservation is non-transferrable.
